When building, always consider pantry, storage, laundry, work and utility rooms. These should ideally be planned in the basement. The utility room, for example, houses the central unit for fresh air heating with heat recovery and the service water heat pump or solar buffer storage and sanitary systems etc.
Depending on the construction, there is space for a wellness area with sauna, a fitness area and a private hobby room. Garages can also be integrated, depending on the terrain. In favourable hillside locations, a large spare space is created in the free-standing area of the basement, the so-called garden level. Offices, a study or a guest area with a shower can be provided here. If the building size allows, it is even possible to set up an annex apartment. Schwörer offers the living area basement for these uses. In line with your vision, we plan and build the basement with our own basement installation squad.

The composite ceiling made of timber and concrete developed by SchwörerHaus guarantees an all-round seamlessly insulated building envelope. Providing an internal insulating layer, it offers excellent protection against heat loss from the ground floor to the undeveloped basement: U value 0.195 W/m2K. The biggest advantage compared to a concrete ceiling is the reduction of thermal bridges.
We respond to the many different options arising from the site conditions and your wishes with a comprehensive basement range.
Instead of installing a second system for heating purposes, the duct work for controlled ventilation and extraction with heat recovery is used in a synergy effect and extended with a downstream, air-to-air heat pump and ceramic direct heating elements for fresh air heating. A service water heat pump or thermal solar system provides hot water. The brine-geothermal heat exchanger is recommended as a useful addition to the Schwörer fresh air heating. A geothermal collector is used for pre-heating inflowing outdoor air in winter or for cooling in summer. It can also be combined with the Schwörer ventilation system.
Schwörer basic basement
The external basement walls comprise two concrete shells connected with reinforcing steel. The surfaces have a smooth formed finish, and the plastic windows with insulating glazing are already installed in the factory. After installation on the 15 cm thick floor slab with strip foundations, they are filled with cast-in-place concrete. This produces a solid, reinforced concrete wall that is 20 cm thick.
Thermally insulated living area basement
For higher-quality use, such as for a hobby, office, living room etc., the Schwörer living area basement is recommended. A so-called higher-quality use already exists, for example if objects are to be stored in the basement, such as clothes, books, stationery etc.
Watertight basement
If you want a living area basement but have standing and pressing water on the site, we create a watertight basement for you.
Sealing is undertaken by means of an external, moisture-proof, special film with a German general building inspectorate test certificate.
Waterproof basement
If there is a high moisture load, or if drainage is not permitted, appropriate waterproofing must be provided for the floor slab and external walls, for example a waterproof basement made of waterproof concrete. The waterproof basement excludes the high-quality use described above, since it is breathable.
