FlyingSpace – Structural basis

Building regulations & foundation

Tiny House am Hang

Building regulations for a FlyingSpace

A FlyingSpace is a fully-functioning building and as such is subject to local building regulations. You need a plot, empty or with an existing building on it, and enough space. This means that the minimum limit distances to the neighbours’ plots must be adhered to. You can find out from your local authority whether a land-use plan exists. This plan defines in what manner and to what extent a plot and the building standing on it can be used, whether there are energetic specifications for the building area, the maximum building height and sometimes also what the roof must look like. Perhaps you have already thought about what you want to achieve with your FlyingSpace? A consultation with your local Schwörer construction advisor will soon clarify just what is feasible. Our construction advisers work with local architects who can, if necessary, submit a preliminary building query.

Connections

The FlyingSpace is supplied with prepared fresh water and sewage water connections. Electrical and telephone connections are also prepared. The lines for the connection to the public utility services, both supply and disposal, must be installed before supply. An application to the local/municipal supplier must be made for this purpose.

Foundation

A soil survey indicates whether point foundations are sufficient – as a rule, 10 pieces during one dimension for a length of 14.50 metres – in rare cases it may be necessary to use strip foundations or a floor slab for the foundation.

Our prefabricated houses at a glance

Single-family homes

Single or two-storey, with gable, hip or flat roof, as an urban villa, country house or cube – we implement your individual single-family home for you.

Bungalows

A light, airy living ambience, direct access to the garden from all rooms – living on one level has its appeal. Bungalows are single-storey houses with many possibilities.

FlyingSpaces: Tiny Houses

FlyingSpaces or Tiny houses are high-quality modules that work as an entire mini house, single-room extension or even in combination.

Semi-detached houses

Semi-detached houses are a good alternative, when construction density is concerned. The construction of semi-detached and terraced houses is of interest for inner-city plots in particular.

Houses with an annex

Do you want a second, self-contained residential unit within your single-family home, so that you can rent it out or have grandparents or adult children in the house?

Multiple-family homes

Are you looking for a secure, long-term, low-risk investment? From a financial and strategic perspective, investment in a multiple-family home is worthwhile.
