The different materials and construction components for Schwörer hybrid construction come from the various factories in the Schwörer group of companies, specialising in timber construction, concrete construction, steel construction, prestressed concrete ceilings, designer prefabricated bathrooms.
Industrial series production means that the local implementation phase can be shortened significantly. Thanks to prefabrication that is independent of weather conditions, as well as the latest technologies and computer-operated control systems, a high quality standard is guaranteed.
Tried and tested designs can be combined into clever, future-proof solutions – as with the Schwörer hybrid design in wood, concrete and steel.
The building envelope comprises the Schwörer external wall and is therefore airtight and thermal-bridge-optimised. The core of the Schwörer external wall is the timber framework with mineral thermal insulation. Depending on the wall thickness (32 or 39 cm), the requirements for an efficiency house 55 or 40 can therefore be met. The wooden panel wall elements are provided with thermal insulation, windows, shading systems and an airtight membrane. The core of the stairway as well as the apartment partitions and ceilings are made of precast concrete and thus perform the function of soundproofing and fire protection. The concrete ceilings specifically use Variax hollow-chamber prestressed concrete ceilings to facilitate short construction times and resource-saving work. All prefabricated components used are produced in the various factories of the Schwörer group of companies.

Multi-storey means that a building comprises multiple storeys. It has at least two levels and beyond. This is a type of architecture in which multiple storeys are constructed on top of one another to facilitate higher construction density and more efficient use of the plot. Multi-storey buildings can accommodate apartments, offices, shops etc.

The single-layer, prefabricated building envelope guarantees optimum weather protection for the internal insulation. As mass storage, the concrete walls help to balance the indoor climate. At the same time, they significantly improve the soundproofing and fire protection behaviour. Detailed, tried and tested connection details guarantee the most accurate fit.

Thanks to a construction schedule that is prepared in detail and an orderly construction site process, the shell construction takes place in record time with well-versed Schwörer installation teams.
The shell construction, including windows and roof, is erected within 8 weeks for a building with a living area of approx. 1,000 m² (sample construction schedule).
The complete interior design, incl. bathroom, sanitary ware and tiles, is defined with the customer at the Schwörer fit-out centre.

Excavation and floor slab – 6 weeks
Basement installation/underground car park – 2 weeks
Basement completion – 8 weeks
Preparations for installation/filling – 2 weeks
Concrete/wood shell construction – 2 weeks/storey
Roof/patio sealing – 2 weeks
Shell construction completion incl. windows and roof – 8 weeks

The prefabricated, coordinated components are used in multi-storey apartment building construction to achieve energy-efficient, cost-effective, multi-storey types of residence at high quality in resource-saving design and within a short construction time.
The scope of service from SchwörerHaus must include architectural services from service phase 5. The execution planning represents the production basis for SchwörerHaus.
Individual plans can, of course, be executed. The planning of the buildings (draft and approval planning, service phases 1 – 4) can be completed through independent architectural practices or directly through SchwörerHaus. It is important to have a joint planning discussion in advance, at which SchwörerHaus indicates the important planning details for the design.
Various external façades are possible – rendered, in wood, fibre-cement, brick slips, photovoltaic, aluminium etc. The respective design will be coordinated with the project in detail.
The fit-out is compiled individually. In the SchwörerHaus fit-out centre, the materials can be selected in the original and coordinated. Special requirements are discussed together with the investor and developed through the SchwörerHaus supplier network.
For a building with a living area of approx. 1,000 m² the shell construction including windows and roof sealing takes approx. 8 weeks. Overall completion including the basement and outdoor facilities takes approx. 11 months.
